Basements
Finished rooms, egress windows, moisture first.

- A moisture check before anything is built
- Framing, insulation, drywall and flooring
- Egress windows where a bedroom is planned
- Ceiling, lighting and a plan for the mechanicals

What is included
- A separate entrance and egress windows
- Fire separation and smoke alarms between the units
- A kitchen and a bathroom for the suite
Small repairs
The list that has waited a year.
What is included
- Doors, trim, drywall patches and paint
- Leaky faucets, loose railings, sticking windows
- A written list and a price for the whole list before we start
- One visit where the list allows
